Dental Office Construction is a tricky Business. When it comes to remodelling, an equipment over hall, adding more space to your existing office or your building a new Dental Office facility all together. A Dental Office is not for your everyday Contractor.

As well as fit and finish to every project.

Admittedly the time frame quoted is now largely due to Dental Office funding issues but often once these are resolved the vendor has rested on their laurels and considered the deal done; where actually it is far from it. This often results in another month sitting around whilst all of the ancillary staff due diligence is prepared for example. With this in mind I have compiled five things to review as early as possible in planning for your sale in order to ensure a faster and more fruitful process;

1) Get a valuation! Sounds strange to do this at the beginning of the process but every practice is different so I believe it imperative that you understand where you are now and what is bringing down your valuation so you have ample time to make the changes and report this in your financial accounts prior to marketing the practice. We offer this service for free.

2) Sort out your PCT contract! There is no harm in doing this. If you are PDS convert to GDS as soon as possible. You will not sell your practice without converting to a contract without an end date. If this means a reduction in your UDA rate – take advice and a reasonable view on what this will mean. If it is a 40p reduction in UDA rate, what is this based on? Remember to negotiate and take a view. Could 40p be £1.50 next year?

3) Ensure that all of your capitation-plan patients are in the right categories and go through a re-categorising process if necessary, as otherwise you could leave yourself exposed to a warranty claim.

4) Make sure your associates and all of your employed staff have contracts! They will need them and it is actually better for you if they do have them.

5) Put your paperwork in order and start filing efficiently. You will be asked for schedule after schedule when you do sell so if you have had three years of filing efficiently then it will make your life so much easier in three years time.

6) Comply! Comply! Comply! It is true that capital investments rarely realise a return when it comes to ultimately selling the practice but you must comply with HTM01-05 and the CQC or you will be penalised in the ultimate valuation. However, do this as cheaply and effectively as possible.

7) Boost the gross! Remember any extra pounds over the till now will likely add £1.40 to £2 to your valuation so give it that last extra push!

President of Scarborough Campus Student Union and the spaces’ owner, Pagalavan Thavarajah, said that the debate over design played a big role in the delay.

With a dental office being constructed right beside the establishments, he said it was imperative that all the design specifications be met so the SCSU could offer a request to lower building costs and “save as much student money as possible.”

From June until October, Yum! Brands (owner of KFC and Taco Bell), Hero Burger, and the design and construction department had to have regulations repeatedly checked as designs were being passed “back and forth” to assess compatibility.

By February of this year, Hero Burger and the dental office had already completed their paperwork but needed to await the approval of Yum! Brands (owner of KFC and Taco Bell) to resume negotiations. Thavarajah said the company was dealing with internal issues at the time. “There were a lot of little nuances that had to be taken care of,” he said. “It was an elongated process on all sides.”

After receiving final confirmation in mid-October, the SCSU put forward a request for proposal with final design models. Twin Contracting was eventually selected to construct the food outlets and the dental office.

Construction of the dental office and the three food establishments was tentatively set to end by January 2012, ready for a February opening the following month.

Hero Burger, KFC, and Taco Bell were all simultaneously chosen by the SCSU in February to replace A&W, which used to hold the space. The franchise agreement with Yum! Brands was signed at the end of May, on Thavarajah’s first day in office.

The SCSU president said that August 1 as an opening for the restaurants was a “very idealistic date.”

The SCSU intends to hire around 60 part-time student employees. The bigger staff’s shorter shifts will better accommodate students’ schedules, which in turn will increase productivity, according to Thavarajah.

He added that with the franchises operating under a subsidiary corporation called SCSU Restaurants Inc., dividends will be passed through to the SCSU to fund student groups and organizations.

“What we want to have is something that is self-perpetuating and doesn’t need student funding… Imagine that these organizations are now paying up refunds to students which we put back in to student services and students organizations,” he explained. “We’re not here to make excuses.

We were a part of that process and had we learned a little more about it before we opened our mouths, we wouldn’t have put those expectations out there but we’re very excited and we’re not regretting it.”

Apart from creating jobs and increasing food options on campus, the student union president said the opening of the three restaurants have “opened up the eyes” of other food vendors. UTSC Food and Beverages manager Peter Smith said that Aramark, “the primary contracted food service operator” in the Scarborough campus has been aware of the increasingly competitive food environement since the 2004 opening of outlets including Treats, Subway, Asian Gourmet, A&W and Bluff’s, the precursor to Rex’s Den.

“Last year changes were made in the choices of brands offered by Aramark, bringing in new retail concepts [like Spring Rolls] and upgrading others to expand the choices,” said Smith. “The effect of new branded outlets in the Student Centre, the opening of a new outlet in the Instructional Centre in the new year and any other changes that will arise from the development of the campus will be monitored and business plans assessed.”

Rex’s Den also had a hand in drastically improving UTSC’s overall food quality and service, Thavarajah said.

He noted that while Rex’s Den’s profit returns are marginal, it has already taken profits away from big food vendors such as Aramark, who’ve had to “up their game.”

Belanger sits down on the bench, reaches into his bloody mouth, and matter-of-factly plucks out a destroyed tooth.

What with flying sticks, sharp skates, slamming pucks, and swinging fists, professional hockey can be hell on the dentition.

Regulations require every National Hockey League (NHL) team to have a dentist on staff. For the Washington Capitals, that would be Thomas Lenz Jr., DDS.

He is on hand for every home game, down in a medical office off the dressing rooms. He has no dental chair but works on a training table, coping with the lacerated lips, broken teeth, and fractured mandibles of both the home team and the visiting players.

“What we are doing, most of the time, is fixing them up so we can get them back on the ice,” Dr. Lenz said.

That is the chief goal of any NHL team dentist, said Bill Blair, DDS, the immediate past president of the NHL Team Dentist Association and longtime team dentist for the Calgary Flames.

“These guys are paid to play hockey,” Dr. Blair said. And nothing much will stop them, he added. “The pain threshold of the National Hockey League player is elevated far beyond the average Joe.”

Such was the case for Belanger, who was playing for the Capitals the night he took that direct hit to his mouth. Dr. Lenz was there to assess the damage to the player’s shattered bridgework and teeth.

“We gave him some Marcaine,” the dentist recalled. “We took out the couple of pieces of teeth that we could, and he actually played the rest of the game.”

The next morning, Dr. Lenz figured out which teeth could be saved and started doing root canals.

A different kind of subculture

For more than two decades, Dr. Lenz has been practicing dentistry in Vienna, VA, a picturesque, historic town not far from Washington, DC.

He grew up in a military family and played hockey as a kid. He earned his doctor of dental surgery degree from the University of Minnesota before moving to Virginia. After he and his wife Beth had their three children, he taught them all to skate while they were still very small. He has stayed deeply involved with youth hockey over the years and also with USA Hockey, the national governing body for the sport, which oversees everything from beginning players to the U.S. Olympic team. Dr. Lenz currently serves on the organization’s board and also its safety and protective equipment committee.

Dr. Lenz’s sojourn with the Capitals began in 2005 with a call from the team’s head physician, orthopedist Benjamin Shaffer, MD.

“This whole thing just sort of fell into my lap,” Dr. Lenz explained. The team was preparing to move its training facility from suburban Maryland to northern Virginia and was seeking a new team dentist from the community.

Dr. Lenz told Dr. Shaffer he was “very intrigued.” Dr. Shaffer called back an hour later and offered him the job.

With that, Dr. Lenz became part of an unusual world — a world shared by just 50 or 60 dentists who serve the 30 teams of the NHL, according to Dr. Blair.

“It’s a different subculture to be a sports dentist, to be a sports physician,” Dr. Blair said. “You see the game and the players from a different perspective. You see them when they are hurt; the blood and guts.”

Dr. Lenz doesn’t often travel with the team during the regular season. But when a player has fractured his jaw, which happens a couple of times a season, the dentist will often go along to keep an eye on things.

“A couple of years ago, when Shaone Morrisonn was playing with us, he was playing with a fractured jaw that hadn’t been disclosed to the press or anybody, and he didn’t want to wear any additional facial protection,” Dr. Lenz said. “Sometimes the guys will wear a fishbowl or plastic face guard to protect their jaw if it’s fractured. He didn’t want to do that because nobody knew he had fractured it, and he didn’t want the other team to know it either. He had been wired shut, and we were undoing them before the game so he could breathe properly. After the game, we’d wire them back up.”

Dr. Lenz also works closely with a local oral surgery specialty group to help players whose facial injuries require care that falls outside his area of expertise.

His office staff has taken the responsibilities of caring for the Capitals in stride, working injured players into the daily schedule so they are always ready for the next game.

“Sometimes I will even text my office manager and assistant from the game to let them know we need to be prepared to work one of the players into the schedule the next morning,” Dr. Lenz said.

Not only the team members, but many of their wives, children, and team personnel also have become his patients.

“It’s not just the players,” Dr. Lenz said. “The trainers and the coaches and the front office people are really, really fine people to work with, so it makes it very enjoyable.”

Dramatic dental injuries

While the pay is nothing too princely, Dr. Lenz said, his evening job has opened up new ways of looking at his profession. For one thing, dealing with dramatic dental injuries has become much more a part of his preventive and restorative practice.

“We all deal with dental trauma in our offices occasionally, but for me once the season begins, I expect to be dealing with it on a regular basis,” Dr. Lenz said. “Working with the Washington Capitals has certainly allowed me to enhance certain skills beyond what I would have ever had the chance to if I wasn’t dealing with the type of injuries I see with these guys throughout the season.”

He and Dr. Blair both stress the use of mouthguards with their players, but not always with success. Mouthguards are required for junior players, but not all professionals wear them. Times are slowly changing, though.

“When I first started, to have a few missing teeth was a badge of courage,” Dr. Blair said.

Now more stress is placed upon the importance of protecting the teeth, and many young players who have grown up using mouthguards continue to use them when they become professionals, according to Dr. Lenz.

Still, the gap-toothed grin of Capitals star Alex Ovechkin remains a cherished team trademark. He was not wearing a mouthguard in 2007 the night he lost a front tooth in a match against the Atlanta Thrashers, Dr. Lenz said.

But he wears one now.

And though the fans love his swashbuckling smile, he has a post implanted where his tooth used to be.

“He wants to get it restored after he’s done playing,” Dr. Lenz said. “Honestly, it bothers his mom a lot more than it bothers him.”
